San Angelo Real Estate Market Report & Interest Rates Update
The San Angelo real estate market has remained steady through the early weeks of the government shutdown. Right now, we have over 160 homes pending, the highest level we’ve seen since August.
Falling mortgage rates have helped bring more buyers back into the market, especially first-time homebuyers and military families moving to Goodfellow AFB. Inventory levels have stayed fairly consistent, with just over 500 homes currently for sale, a range we’ve hovered in most of 2025 (between 500 and 575).
In the past 30 days, there have been 96 residential closings in San Angelo. The most active price range was $200,000–$300,000 with 40 closings, followed by the $100,000–$200,000 range with 20. Another 15 homes closed between $300,000–$400,000.
On the financial side, the 10-Year Treasury Note, which heavily influences mortgage rates, has been trending downward ahead of the October Federal Reserve meeting. According to the CME Group, there’s a 98% chance of another quarter-point rate cut. If that happens, we could see mortgage rates continue to decline leading up to the meeting before flattening out or ticking slightly higher afterward.
If you’re thinking about buying or refinancing, the next two weeks could be a great time to lock in a rate.
