Cork & Pig San Angelo

We all know that there is lack of restaurants with patios in San Angelo. Cork & Pig is doing something about it. The main patio structure is up off the east side of this popular eatery.. I also hear there is a Mexican restaurant going in downtown that will have a great patio!

This will be great come 2025!!


INTEREST RATES

San Angelo Interest Raates

Mortgage rates have slightly rebounded this week with the 10 year treasury yield dropping daily. Although we are not seeing the rates from just two weeks ago, buyers are still seeing a drastically better rate from early 2024. The general consensus is that we will have at least one more Fed rate cut this year. It is less likely that there will be two cuts but it is still a possibility. The next Fed meeting is after the election so we should know much more by then.

Here is a breakdown of principal & interest payments for various loan amounts at two different interest rates.

 


MARKET REPORT

The past week in San Angelo real estate has been stable. There Have been 74 more homes hit the market while 30 have closed and 31 have accepted offers to go under contract. These numbers are consistent with a late September and October market. As I write this we are less than three weeks from the presidential election and I continue to hear buyers and sellers waiting until we get through this to make a move.

Here are some highlights from looking through the past 30 days of residential closings in San Angelo…

  • There have been an even 100 sales
  • 12 of the 100 were new home sales
  • 4 sales under 100k and 7 over 500k
  • Price/ft is still around $155 & Days on market is under 90
  • Wall ISD had 2 sales over 900k
  • 29 sales paid 0% interest – Cash!
  • 12 sales had interest rates in the 5’s
  • ERA represented 60 buyers and sellers in these 100 sales!
