A Day In the Life As a Realtor

Today has been a good day although its only 1:45p.m.  I have not put out any fires nor have I been fired by my clients.  I’ve patiently waited by my computer for a buyer’s agent to tell me whether we’ve managed to negotiate an Amendment for repairs or not.  I guess you could say I’m on pins and needles while nail-biting and fidgeting.  I’ve also been praying and fasting and fasting and praying.  “Dear Lord, please let these buyers not back out and keep this deal together until all parties sign the closing documents at the title company in 23 days.  Amen and Amen.”  You see, four months ago it was a heck of a Seller’s market and my listings/clients were under contract within a matter of hours and repair amendments were minimal.  Buyers spent the beginning of the year kissing the hand of sellers, offering top dollar (plus some) and contributing to most of the seller closing costs. Buying a house in the Spring was a rare opportunity and buyers were downright grateful to own a one of a kind palace.  Thankfully, I was on the upper end of this market holding the hands of all my Sellers.  The hardest part of the entire transaction was picking the best kisser among the pile of créme de la créme contracts and promises.  But as we jump into the end of 2023, seasoned agents can pin-point the exact day/week that the market shifted this summer.  Personally, I witnessed the shift during the last week of July.  Thankfully, I’m still employed as a Realtor but find myself on the complicated end of the market protecting the hands of my Sellers.  It’s been an interesting few months consoling, assuring, encouraging and praying for my clients but lately, I’ve prayed mostly for me. I know the market shift is temporary (they always are) but my hope is that we find a middle ground through all these transactions.  If you know a Realtor, give her a hug and buy her a Deep Eddie Vodka Chilton (double/tall with Tajin).  If you know a Seller, give them a hug, tell them to stay positive and buy their Realtor the aforementioned cocktail.  And lastly, if you know Buyer please squeeze their sweet little neck and tell them to remain rational.  The market will shift again and karma is real.
